The site is made up of 534 apartments across five separate buildings. They exist alongside mixed use commercial units and landscaped outdoor gardens. A large, busy estate with high footfall, seven days a week.

Before we took over, the site was experiencing issues with cleanliness and coordination. The existing on site cleaning provision struggled to keep pace with the scale of the development. Communication between on site teams and cleaning operatives was also a problem. This led to frustration and inconsistent results.

We now provide a fully managed, ongoing cleaning contract across the entire estate.

This includes 175 hours per week of communal cleaning, delivered across all five buildings, seven days a week.
Every shared space is covered, from entrances and corridors to lifts, stairwells and high traffic communal areas.

Alongside the daily communal cleaning. We also carry out end of tenancy cleans across the apartments as residents move in and out of the development. With over 500 apartments on site, this requires a flexible, well resourced cleaning operation that can respond quickly without impacting standards elsewhere on the estate.

The challenges of a large Build to Rent site

Kampus is a challenging site to clean well. Multiple buildings with constant resident movement. Coupled with commercial units, outdoor spaces and high expectations.

Before our involvement, the main issues were consistency and communication. Standards varied and there was no clear structure for managing the cleaning team day to day. Problems were slow to escalate and slow to resolve.

On a site of this scale, small issues quickly become big ones if they are not dealt with properly.

Once we were awarded the contract, the first priority was structure.

We introduced a clear, detailed cleaning schedule for all operatives across the site. This ensured every area was covered properly, every day, with no gaps or overlap. Additional training was provided to make sure standards were consistent across the entire team.

A clear management structure was also put in place. Our operatives knew exactly who they reported to and the client knew exactly who to contact.

To improve communication, we introduced a group chat system that allows both the client and our cleaning operatives to contact a manager immediately. Any issues, questions or requests can be raised and dealt with in real time. No delays. No confusion.

The result was an immediate improvement in motivation, accountability and overall cleanliness across the estate.

Areas of focus

Given the nature of the site, our cleaning programme focuses heavily on high traffic areas. Entrances, lifts, stairwells and communal corridors receive daily attention to maintain a consistently high standard for residents and visitors.

Shared internal spaces and external communal areas are also managed carefully to reflect the quality of the development and the expectations of a premium Build to Rent environment.
